As we head into November, our calendars start filling with family gatherings and holiday plans. If a move is on your mind, you may also be wondering whether to do something now or wait until spring.

Our advice is to start with your circumstances and a clear understanding of the market.

Here in the Twin Cities, buyers have more choices than they did a year ago, and homes are taking longer to sell. Yet prices have remained relatively steady: September’s median sale price was $395,000, up 1.3% from last year, while the number of homes for sale increased 11.2%. Those numbers point to a market where thoughtful pricing and careful decisions matter.

For buyers, this can mean more breathing room to compare homes and, depending on the property, negotiate on price, repairs or closing costs. Affordability still deserves careful attention. We encourage buyers to work through the full monthly payment with their lender and choose a budget that leaves room for everyday life.

For sellers, more inventory means buyers have more homes to compare with yours. Pricing accurately from the beginning, presenting your home well and allowing reasonable access for showings all deserve attention. During the holidays, it also helps to plan around travel and gatherings so the selling process fits your schedule.

There isn’t one answer for every neighborhood, price range or household. Listing during the holidays may make sense for one family, while preparing now for a spring move may be the better choice for another.

As we enter this season of gratitude, we’re thankful for the trust you place in us. Whether you’re considering a move soon or simply wondering where you stand, we’re always happy to talk through your options and help you make a plan that feels right for you.
